Studios in Bansko: what you actually buy (compact, the trap, and two live listings)
A Bansko studio is not a cheap one-bedroom. Two live ads: EUR 57,000 furnished and EUR 78,105 by the lift with Act 16. What to ask before a deposit.
“Studios in Bansko” in a search box promises a cheap way in. Live on 29 September 2026 the sales filter has two listings — not a portal with dozens, not a yoga room and not a hotel night. This is what you buy as square metres, furniture and building, plus two real SKUs. It is not an “average studio price”.
The live filter: /en/properties/studio. An empty row in the filter means that combination is not on the market with us.
What a studio means here — and what people confuse with a “one-bedroom”
In Bansko a studio is one room: a living space that is also the bedroom, a kitchenette, a bathroom, often a terrace. A bedsitter in conversation is the same thing. There is no separate bedroom with its own door.
In ads a “one-bedroom” is often something else: a living room plus a separate bedroom. In Bulgarian that is often labelled *двустаен*. If you compare an English site with a Bulgarian one, you buy the wrong square metres.

Where to live — ski area or town — for 1–2 beds is in gondola or town. We do not rewrite it. This piece is the format.
Why they look cheap
Studios often look “too cheap” because a low price is a combination, not a gift:
- heavy supply from the building boom;
- demand that is strong in winter and weaker through the year;
- bare versus furnished;
- a building without Act 16;
- far from the lift.
Cheap is not automatically a scam. Cheap without questions is a trap. How the maintenance fee and a missing Act 16 eat the budget after the keys is in maintenance fees and household power. How someone else’s ad shows a price without VAT is in hidden VAT. We are not writing a second fee essay and we are not calculating “what it should cost”.
A query like “studio under EUR 30,000” we treat as a red flag, not a target. In today’s live catalogue both studios sit above that. We do not pad with other people’s ads to “cover” the number.
When it makes sense — and when it is a mistake
It makes sense if you are alone or a couple, use one or two weeks in winter and summer, capital is small and you accept one room.
It is a mistake if you expect year-round life with a child, a quiet home office, or rent like a separate bedroom. The rent-versus-buy-to-let numbers are in the separate article. They are not here.
Two live listings — what you pay for
Prices are from the live pages on 29 September 2026. Re-check before publish. Both include VAT. Both charge the buyer no commission. Both are tagged ski area. The wider neighbourhood picture is in the 18 September market note — it does not replace the line in the ad you buy.
1. EUR 57,000 — furnished, 43.2 m²
Cozy studio at the foot of Pirin — EUR 57,000, 43.2 m², about EUR 1,319/m², second floor. Fully furnished, appliances, terrace toward Pirin. Price includes VAT. The ad does not name the complex, the maintenance fee or Act 16. We do not invent those. Ask in writing before a deposit.
You pay for a key you can use straight away and for less area. You do not automatically pay for “a safe building with Act 16” — that is not yet proven in the ad text.
2. EUR 78,105 — Pirin Castle, 52.07 m², Act 16
Studio in Pirin Castle Residence — EUR 78,105, 52.07 m², EUR 1,500/m², second floor, by the gondola. The building has Act 16. Indoor and outdoor pool. Furniture is not in the price; the ad says furnishing is possible. Price includes VAT. Ski-area filter: /en/properties/studio/bansko-ski.
You pay for metres, location by the lift and a commissioned building. You do not pay for furniture. The furniture budget is separate.
The gap between the two is not “a discount”. One is a ready-to-walk-in home with fewer square metres and open questions on the building. The other is bare metres closer to the lift with Act 16 written down.
A foreigner can buy a studio in a building in their own name. A plot cannot. One sentence is enough; the rest is in non-EU buyer.
Checklist before a deposit
1. Plan. Is it one volume, or is there a door to a bedroom. The “1 bedroom” field in the ad is not enough — both studios carry it as a template. 2. Act 16. Stated at Pirin Castle. Not stated at EUR 57,000. Until there is a document, do not assume it. Frame: maintenance / Act 16. 3. How the fee is counted in this building — not “whatever you heard for another”. We do not write the formula here; asking is mandatory. 4. Furniture in the price or not. At EUR 57,000 — yes; ask for an inventory. At EUR 78,105 — not by default. 5. Storage, parking, noise from common parts and the lift. A studio hears the corridor more than a one-bedroom. 6. Price with VAT, in writing in the preliminary contract. Hidden VAT.
Zero ads in the filter does not mean “Belvedere surely has a studio, it just isn’t uploaded”. It means we do not have it. Call if you want a specific complex outside the catalogue — the status is off-market until there is a listing.
A rental studio is another product
