A house in Dobrinishte with mineral water: what €213k–253k buys you and what to check (autumn 2026)
Two houses in a gated complex with mineral water in Dobrinishte: €213,293 incl. VAT and €253,238 (€2,160/m²). How they compare with the Bansko market and a checklist before a deposit.
Search for a “Bansko house for sale” and you will mostly see gardens, fireplaces and prices above €300,000. In Dobrinishte, about 6 km from Bansko, the Nova Keys catalogue now has two houses for less. Both are in the same gated complex with mineral water and a hotel.
As of 13 October 2026, these are the only two listings in the Houses section. Below we put them side by side, compare them with market data and with a Bansko apartment on a similar budget, and list what to get in writing before you pay a deposit.

The two houses side by side
| | House in a gated complex with mineral water | Renovated house in a gated complex with mineral water | |---|---|---| | Asking price | €213,293 | €253,238 | | VAT | “The listed price includes VAT”, “option to claim a tax credit” | not stated in the listing | | Floor area | not stated | 117.24 m² | | Price per m² | cannot be calculated | €2,160/m² | | Garden / plot | not stated | not stated | | Levels and layout | three levels: living room with kitchenette, fireplace and terrace; bedroom with terrace and bathroom; second bedroom | same layout, renovated | | Bedrooms | 2 | 2 | | Heating | heat pump (plus fireplace) | heat pump (plus fireplace) | | Aspect | south-facing | south-facing | | Maintenance fee / complex rules | not stated | not stated | | Listing label | “No commission” | “No commission” |
Both listings describe the same setting: green areas, a children’s playground, mineral water, Pirin views, and owners’ access to “all the hotel’s amenities”. The price gap is €39,945. Without the floor area of the cheaper house, though, you cannot tell whether it is cheaper per square metre or simply smaller. Your first question to the agent should be the floor area according to the title deed and the floor plan.
If the cheaper house turns out to be the same size, it would work out at about €1,820/m² including VAT. That is an illustration only, not a figure from the listing.
How this compares with the market
The market data below is for houses in the town of Bansko. Public portals do not publish separate house statistics for Dobrinishte with enough listings, so treat this as a benchmark, not a valuation.
| Source | Metric | Value | As of | |---|---|---|---| | imotesa.bg | median, houses for sale, Bansko (79 listings) | €309,000 · €1,749/m² | 13 Oct 2026 | | imotesa.bg | middle half of listings (P25–P75) | €1,249–2,211/m² | 13 Oct 2026 | | ImotIQ | average, houses for sale, Bansko (n=120) | €1,479/m² | 12 Oct 2026 | | ImotIQ | middle half (P25–P75) | €1,050–2,067/m² | 12 Oct 2026 |
What this means:
- The renovated house (€2,160/m²) is about 24% above the imotesa median and about 46% above the ImotIQ average. It sits at the top of the imotesa middle half and above the ImotIQ upper quartile. In return you get a renovation, a gated complex, mineral water and hotel amenities. Whether that justifies the premium depends on the fee and the complex rules (see below).
- The cheaper house (€213,293) is below the typical Bansko house price (€309,000) and close to the bottom tenth (€192,400 on imotesa). The price includes VAT; without VAT it is about €177,744.
We explained how to read VAT in a listing in Hidden VAT in property ads. For the wider price picture by location, see Bansko property market 2026: prices and locations.
A house in Dobrinishte or an apartment in Bansko?
The most expensive apartments for sale in the catalogue on 13 October are two two-bedroom flats in the Bansko ski area:
| Listing | Area | Price | €/m² | |---|---|---|---| | Two-bedroom apartment in Pirin Castle Residents | 104.8 m² | €188,640 | 1,800 | | Two-bedroom apartment next to the gondola lift | 90.76 m² | €163,368 | 1,800 |
For €25,000–65,000 less you get two bedrooms near the gondola, but in a building with shared areas and a fee set by the owners’ association. The Dobrinishte house gives you three levels, your own entrance, a fireplace and terraces, but it is about 6 km from Bansko and inside a hotel complex whose rules will apply to you too.
Roughly speaking, the apartment suits the ski season and short-term letting, while the house suits year-round living, family breaks and mineral water. We compared price per m² for new builds and resales in New build vs resale in Bansko.
The gated complex: what to get in writing
“Owners can take advantage of all the hotel’s amenities” sounds good, but the listing does not say how. Ask for these in writing:
1. Maintenance fee. The amount per m² or per property per year, what it covers (security, landscaping, cleaning, utilities for shared areas) and how it can change. If you are told there is “no fee”, read No maintenance fee in Bansko: real or hidden? 2. Mineral water. Is it piped to the house or only available in the hotel (pool, spa)? Is it included in the fee or charged separately, and under what agreement? 3. Hotel amenities. Which ones exactly (pool, spa, restaurant, parking), are they free for owners and their guests or discounted, and what happens if the hotel changes owner or operator? 4. Letting. Can you let the house yourself, or only through the hotel, and for what share? 5. Complex rules. A copy of the house rules or management agreement you will sign or join.
Anything that matters to you belongs in the contract or an annex to it, not only in the listing or a verbal promise.
Checklist before a deposit
- Building status. Ask what stage the building is at and whether it has an Act 16 (the official completion certificate) and a permit or certificate of use. Ask for copies. We are not giving a legal opinion here, just saying: check the document, not the description.
- Freehold house or condominium. A house on its own plot, a house with a share of common land, or a unit in a complex under a condominium regime. This affects the garden, the fees and decisions about shared areas. Ask for the title deed, the cadastral sketch and the floor plan.
- Floor area. The area according to the deed and whether it includes a share of common parts. The cheaper house has no area stated.
- VAT and tax credit. At €213,293 the price includes VAT. A VAT tax credit is generally relevant to a VAT-registered buyer (such as a company) using the property for taxable activity. For a private buyer, the VAT-inclusive amount is the final price. Confirm with an accountant. For the renovated house, ask directly whether the price includes VAT.
- Encumbrances. Mortgages, attachments, and any lease or management agreements with the hotel.
- Notary. There is no notary in Bansko; the deal is signed in Razlog. How it works and what to bring is in No notary in Bansko: the deal closes in Razlog.
