New build vs resale in Bansko 2026 — price per m² (€/m²) with clear VAT
Portals often show prices without 20% VAT. Live Nova Keys listings (6 Oct 2026): new-build around ~€1,800/m² with VAT, resale around ~€1,100–1,300/m² — plus how to compare the square metre.
Search results for “Bansko property” often play two different games with the same number: price per square metre. Portals sometimes show an asking price excluding 20% VAT — the ad looks cheaper, while the final deal sum is not. In the Nova Keys catalogue the aim is different: asking €/m² with clear VAT wording.
This article compares live listings as of 6 October 2026 (16 for sale in the catalogue). It is not a ranking, not a “market average”, and it does not promise timelines. The formula is one: price in EUR ÷ area in m². If area is missing on the page, we say so — we do not invent it.

How we read €/m² here
1. Take the asking price from the live page (not from memory, not from a third-party portal). 2. Divide by the area stated there. 3. Note whether the text says “price includes VAT” / “with VAT”, or there is no such line. 4. Do not mix developer-style new stock with a furnished resale flat without saying so.
“New build” here is not a legal certificate. It is a practical frame: offers with explicit VAT (often plus a tax-credit note in the text) versus resale / secondary, where the page often has no VAT line and the flat is furnished and ready to live in or let.

What the spread shows (~1,800 vs ~1,100–1,300)
From the live numbers above:
- The cluster with clear VAT (gondola, residential building, Belvedere, Pirin Castle 2–3 bed) sits around ~€1,800/m². The Pirin Castle studio is €1,500/m² — same complex, more compact format (see studios in Bansko).
- Resale entry in this sample is lower: Redenka €1,124/m², 3-bed 130 m² €1,000/m²; the €57,000 studio is €1,319/m². So the “resale ~€1,100–1,300” frame is an illustration from these listings, not a national statistic.
- Sport Hotel at €2,364/m² is an outlier — a high square metre on a ski location, not “cheap resale”. We do not put it in the 1,100–1,300 band.
The spread does not mean “new is always better”. It means: if you compare a portal square without a VAT line to a catalogue square with VAT, you can easily buy a 20% illusion of a discount.
What else eats the comparison (besides VAT)
€/m² is the start, not the end:
- Maintenance fee — Redenka states €10/m² per year in the text; other offers omit the figure. Details: no maintenance fee — real or hidden and maintenance fees and household power (soft building-status context there — no deep legal claims here).
- Location — next to the gondola versus the Redenka/Razlog area is not the same product.
- Furnishing — resale often arrives ready; bare new stock may need a post-handover budget.
- Size — a large 3-bed at €1,000/m² is not automatically “cheaper” than a small 2-bed at €1,800 if you pay common parts and heating for 130 m².
Five questions before a deposit
1. Is the price with VAT, and is that answer in writing? 2. Which area is in the denominator — saleable, ideal parts, with terrace? 3. Maintenance fee in €/m² per year — a number, not a label. 4. New or resale — seller type, furnishing, readiness to let. 5. What else you pay on completion day — frame in from listing to notary.
Ask for answers in writing. A verbal “about this much per square” does not replace a line in the listing or the preliminary contract.
