One-bedroom (two-room) apartment in Bansko 2026: 9 live listings from €52,000 to €139,878 — town centre with Act 16, gondola and Razlog
All 9 one-bedroom apartments for sale in our catalogue on 15 Oct 2026, from €52,000 in Redenka to €139,878 by the gondola: price per m², VAT, fees, three budgets, checklist.
In Bulgaria a “two-room apartment” (*dvustaen*) means a living room plus one bedroom, what UK and US buyers would call a one-bedroom flat. In the Nova Keys catalogue this one category spans almost a threefold price range. The cheapest is in the Redenka complex near Razlog, the most expensive is a few metres from the gondola, and the two newest are in the town centre, in a building with Act 16.
As of 15 October 2026 the One-bedroom apartments section has 9 listings for sale, from €52,000 to €139,878. Below they are all in one table, split into three budgets, with what each listing says about VAT, fees and power, and what to ask before a viewing.

Five of the nine listings say the price includes VAT; three do not say. That matters when you compare prices per m²: €1,800/m² including VAT is €1,500/m² before VAT. How to read such listings is covered in Hidden VAT in property ads.
How they compare with the market
| Source | Metric | Value | As of | |---|---|---|---| | imotesa.bg | median, all apartments for sale in Bansko town (925 listings) | €82,275 · €1,268/m² | 15 Oct 2026 | | imotesa.bg | middle half of listings (P25–P75) | €1,096–1,500/m² | 15 Oct 2026 | | vbansko.com, market report week 41 | average / median, Bansko apartments | ≈ €1,313 / ≈ €1,250/m² | published 12 Oct 2026 |
Both sources cover asking prices for all apartment sizes, not just one-bedrooms, and neither separates listings with and without VAT. Treat them as a benchmark, not a valuation.
What stands out: Redenka (€990/m²) and Pirin Golf (€1,308/m²) sit around or below the median. The two town-centre flats are €1,430–1,432/m² including VAT, or about €1,190/m² before VAT if you buy as a private individual and compare with listings quoted without VAT. New builds by the gondola are at €1,800/m² including VAT, above the market’s upper quartile. Why new build and resale differ so much is explained in New build vs resale: price per m² in Bansko. For the wider picture by area, see Bansko property market 2026: prices and locations.
Three budgets
Up to €60,000: one listing, in Razlog
The only one-bedroom under €60,000 is in the Redenka complex (€52,000, 52.5 m², 3rd floor). It is furnished, with an attic storage room and a terrace facing Pirin. The fee is given as a number: €10/m² a year, about €525 annually. According to the listing it covers internet and TV, upkeep of the common areas, lighting and the lift. The catalogue lists the area as Razlog: the complex lies between Razlog and Bansko, so for skiing you will need a car or transport. The listing does not say whether the price includes VAT and carries no “No commission” label. Ask about both.
There is currently no one-bedroom in the catalogue between €60,000 and €85,000.
€85,000–110,000: three different profiles
- Pirin Golf, €85,000, 65 m². Raised ground floor in the Pirin Park complex, furnished, with a parking space, pool and playground. The bedroom is a walk-through room. VAT and fee not stated.
- Belvedere, €101,000, 56 m². Furnished, 2nd floor, south-facing, indoor and outdoor pools and a spa, about 5 minutes from the gondola. Price includes VAT.
- Town centre, €109,000, 76.12 m². 2nd floor, the listing states the building has Act 16, “symbolic” maintenance fee, price includes VAT. The second-cheapest square metre in this group after Pirin Golf, and 20 m² more than Belvedere.
€115,000–140,000: the gondola, or more space in town
- Pirin Castle Residents, €115,578, 64.21 m²: 2nd floor, Act 16 according to the listing, pools, furniture package possible.
- Town centre, €124,000, 86.69 m²: the largest of all nine, 2nd floor, Act 16 according to the listing.
- By the gondola, €125,400, 69.67 m²: 4th floor with a lift, Pirin views, option to buy a space in an underground garage.
- Sport Hotel Bansko, €130,000, 55 m²: 3rd floor, south-facing, spa. The highest price per m² (€2,364), and VAT is not stated.
- Residential building by the lift, €139,878, 77.71 m²: 4th floor, lift, terrace with views, garage space available.
In this bracket, for roughly the same money, you choose between ~65–70 m² a few steps from the lift and ~87 m² in town.
Town centre or gondola
In short: the centre gives you more square metres for the money and a town that stays alive outside the season. By the gondola you pay for the location ski guests ask for most. Which works better for living year-round and which for renting out is covered in Gondola vs town: one two-room flat before winter 2026/27, so here are only today’s catalogue numbers:
| | Town centre (2 listings) | Ski area (5 listings) | |---|---|---| | Price | €109,000–124,000 | €101,000–139,878 | | Size | 76.12–86.69 m² | 55–77.71 m² | | €/m² | 1,430–1,432 | 1,800–2,364 | | Fee per listing | “symbolic” | no amount or not stated |

Fees and power: what the listings say
Only one of the nine (Redenka) gives a figure for the maintenance fee. Two say “symbolic”, two say “low”, and for the flat by the gondola the catalogue field says “No maintenance fee” while the description mentions a “low fee”. Get the amount, what it covers and how it is paid in writing. Why “no fee” rarely means zero is explained in No maintenance fee in Bansko: real or hidden?
None of the listings states the electricity tariff or the heating. Ask whether the flat is on a household (residential) tariff and how it is heated. Why this matters before winter is covered in Bansko maintenance fees and household power before winter 2026/27.
Checklist before a viewing
1. Price and VAT. Does the price include VAT or not? Where a listing mentions a “tax credit”: that generally applies to a VAT-registered buyer; for a private individual the VAT-inclusive figure is the final price. Confirm with an accountant. 2. Floor area. The area on the title documents and whether it includes a share of common parts. Only compare €/m² on the same basis. 3. Fee. Annual amount, what it includes, minutes of the last owners’ meeting. 4. Power and heating. Household or commercial tariff, heating type, recent bills for a winter month. 5. Building status. If the listing says “Act 16”, ask for a copy of the document. We make no legal assessment here. 6. Parking. Included (Pirin Golf) or bought separately (the two flats by the lift). 7. Furniture. Exactly what stays, listed in an inventory attached to the contract. 8. The “No commission” label comes from the listing. Where it is missing, ask about the terms.
The full path from listing to completion is in Bansko property: from the listing to the notary.
